District One: luxury, class and prestige

Mohammed Bin Rashid Al Maktoum City, District One is an ultra-luxurious real estate project in Dubai, anchored by a 100-acre lagoon powered by Crystal Lagoons® technology. This amenity will set a third world record for the US based innovation company, as the world’s largest crystalline man-made lagoon.

In fact, Khaleej Times, one of the main media in the emirate, highlighted that the development “redefines luxury, class and prestige. The gated community offers an exclusive and bespoke lifestyle, characterised by top-notch construction, dedicated lush green spaces, a warm mix of nationalities, and of course, the cherry on top, the 7km-long world’s largest manmade lagoon”.

The development’s central piece is a Crystal Lagoons amenity, powered by the multinational’s pioneering technology which has been patented in over 190 countries, making it the only company capable of creating these idyllic lagoons.

The project also includes corporate towers, several sport facilities, a public park larger than London’s Hyde Park, the world’s largest shopping center (Meydan Mall), over 100 hotels and 1,500 new luxurious residential units, with housing prices from US$ 7 million and US$ 12 million.

The project recently made headlines after it sold the most expensive real estate property in Dubai during 2019. The residential property, a 7-bedroom villa, was sold for US$ 24.5 million (AED 90 million).

It will also offer a host of sports facilities, racetracks, schools, mosques, shopping centers as well as an ample selection of gastronomic facilities from bistros, water front cafes, to retail and theatres. The section of the lagoon in front of the Meydan Mall will function as a Public Access Lagoons™, thus allowing the general public to access via ticketed entry.

Another characteristic is that the 40% of the area is dedicated to lush greenery, open spaces, parks, kids’ play areas with ample activities to keep families and children engaged in healthy living within the community. It is one of the least dense communities in Dubai.
